What NAHB’s research shows


In a September 4, 2026 Eye on Housing article, NAHB reported second-quarter national median prices of $410,700 for new single-family homes and $435,700 for existing homes. Its analysis explains that geography and the mix of homes sold help account for the difference. The figures do not compare identical properties.


For a local buyer, the key distinction is that a national new-home median is not an estimate for a custom home on a particular Suncadia lot. It also does not demonstrate that building locally will cost less than buying.


Our approach to a more useful comparison


Put two specific options side by side. For an existing home, record the purchase price and the changes you would want to make. For a custom build, identify the land cost and a defined construction scope, along with the other project costs that need to be included.
